We also have close collaborative relationships with a vast consortium of partner companies within the biotechnology industry. Within our alliance are firms from all sectors of the life science world as well as the real estate, architectural, process engineering, construction and finance communities.

Today’s market demands compressed scheduling and strategic budget management. Traditional design / bid / build methods have given way to a more collaborative approach that responds to market conditions, shortens construction times and controls costs, and delivers critical spaces as they are needed. Innovation in the design and delivery process extends to our development capabilities, including the ability to source financing and partner with Clients. To this end, SCI•X Science Studios functions in three key roles:

Project Financing

Through our partnering firms, SCI•X Science Studio can provide financing for projects that are properly leveraged. Financing can be developed for Clients for specific financial requirements. Where appropriate, commercial funding vehicles are created to allow the Client to deliver the facility in a cost-effective manner where they maintain complete control of the design and construction team. Funding we bring to table can be from private equity, debt funding and bonds.

Owner’s Representation

SCI•X Science Studio provides professional representation services for both Developers and Owners. In this capacity, we work aggressively provide faster development of facility, meeting clients’ business plan goals and financial targets. In the process, we monitor budgets and schedules, and review the cost implications of design decisions as they are made. Our fundamentalgoals are to facilitate the realization of the Client's vision, provide unencumbered delivery, and streamline the decision making process. Services associated under the role of Owner’s Representative include:

 
  • Approving selection of resident construction manager, field supervision, home office project manager, and field engineering.

  • Supplying plant safety work rules to outside engineering services and/or vendors

  • Maintaining control and coordination of all construction-related activities

  • Assuming total responsibility for project cost, yields to the financial audit and/or project audit

  • Assisting vendors with equipment problem solving

  • Makeing final decision on changes and extras

  • Following process for project scope changes

  • Maintaining overall project purchasing responsibility

  • Ensuring the establishment of sanitary cleaning methods are established

  • Monitoring contractor's performance and change requests

  • Holding 30/60/90% construction reviews with Engineering, Manufacturing, Quality and/or Risk Management.

  • Conducting review meetings and issues regular status reports

  • Controling project costs through tracking and cost management

  • Forecasting project spending and scheduling

  • Issuing monthly project reports

  • Assuming responsibility to the business for timely notification if the project is at risk in the areas of budget, schedule, and/or performance at any time during the execution process

  • Ensuring compliance of design, cost, schedule, and regulatory agencies

  • Tracking equipment and delivery

  • Determines when the construction and installation activities are complete

  • Providing construction management and services

  • Assisting vendors with equipment problem solving

  • Ensuring integrity of total system integration

  • Supplying field resources based on the project

  • Selecting resident construction manager, field supervision, home office project manager, and field engineering personnel.

  • Expediting material and equipment, including equipment logistics and staging

  • Coordinating vendor support

  • Advising and recommends to Project Manager on contractor changes, extras, and scope changes

  • Maintaininging as-built drawings

  • Coordinating safety, GMP, and environmental compliance and understands plant requirements, rules, and procedures

  • Obtaining permits as needed

Strategic Business Planning

As established industry leaders, the founding partners of SCI•X Science Studio are well positioned to respond to key trends and market opportunities in strategic business planning for Healthcare, Process and Research Clients. Whether it’s to help channel a research campus in a new direction, branch into new areas of focus, form new alliances, SCI•X’s role may be to partner and/or provide consulting services to developing strategies to create a viable plan.  

In developing a business model,we conduct extensive analysis when evaluating projects and properties for potential, including taking into consideration the following factors:

 
  • The location of the project in relation to medical, academic and research institutions and other demand generators in life science markets

  • The projects suitability for life science tenants and the level of generic research or clinical space, which is a determinant of the flexibility of the property to attract new or replacement tenants or be convertible to multi-tenant use

  • The type and amount of building improvements contributed by the tenant, which provide significant protection of our investors while increasing tenant retention and providing future rental increases

  • The project’s design and construction and ability to accommodate life science tenants, key features such as floor-to-ceiling clear heights; floor rigidity and load-bearing capacity; property utility and HVAC systems

  • Combine tenant analysis and risk-based underwriting. 

  • Tenant Credit Analysis. Our tenant credit analysis considers key elements in evaluating a prospective tenant such as current financial condition, management team, Scientific and Clinical focus, and the tenant’s prospects for raising additional capital.
