Background |
This developer-driven research complex is composed of three, 3-storey, 125,000 SF buildings. The facility’s research focus was on diseases of the eye, therapeutics, inflammatory conditions and gout. The team was retained for all fit-out components, including a 32,500 SF barrier vivarium facility for a variety of animal models, sterile surgery, profusion and 12 procedural rooms, and cage / rack was area. The program also included over 100,000 NSF of lab spaces consisting of analytical and assay development labs; high through-put screening labs; 18,000 SF cGMP 20/50 L to 100/500 L pilot scale-up manufacturing; and FDA compliant process areas for clinical trials. The new facility also included marketing, sales, compliance, administrative and executive suites areas. Landscape was designed to support a variety of corporate and recreational functions, with the courtyard areas scaled for sports activities and detailed to accommodate overflow parking while maintaining a tranquil atmosphere. |

Challenges |
• |
To coordinate with the core and shell team the necessary fundamental changes to the building to allow for specialize research programs |
• |
Responding to clients program changes which increased occupancy by 150 FTE |
|
• |
IBudget constraints with a changing program |
|
• |
Design of a non-cGMP scale-up area which could be validated as cGMP |
|
• |
Design of an office hotel concept |
|
Solutions |
• |
Programming a 76% efficiency in utilization of the floor areas |
• |
A circulation design that allowed for the movement of research models through the lab areas |
|
• |
Increasing research vivarium population and providing multiple surgery and procedural areas |
|
• |
Design of a cost effective scale-up area for manufacturing prototyping |
|
• |
Design of an office hotel concept for increase in FTE occupancy |
